Who we are

A small Colorado firm with a long memory.

HPS Holding was founded in 2009 by Cheryl D. Tonkin, a third-generation Coloradan who grew up watching her father restore Denver bungalows on weekends. What started as a single duplex on Yarrow Street has grown — slowly, deliberately — into a portfolio of more than two hundred properties stretching from Boulder to Castle Rock.

We are not the largest property firm in the state, and that is on purpose. Every account is touched by someone whose name you will know. Every roof, boiler, lease, and landscaping contract is handled by people who live within thirty miles of the property. We answer the phone when it rings, and we return calls before the day is out.

The firm is licensed in Colorado, insured for general liability and professional indemnity, and a member in good standing of the National Association of Residential Property Managers. Our books are audited annually by a regional CPA firm. The way we earn trust is the way we keep it: quietly, and on time.

Office, retail, and light-industrial holdings managed with a leasing-broker's eye. Market-rate reviews, CAM reconciliation, and proactive lease renewals.

Facility Maintenance & HVAC

An in-house Colorado-licensed maintenance crew handling plumbing, electrical, snow removal, and seasonal HVAC tune-ups. Preventative schedules tailored to each building.

Owner Concierge & Advisory

Quarterly portfolio reviews, refinance prep, cost-segregation referrals, and insurance reviews for owners who want an active operating partner — not just a check on the fifteenth.
